Building News

Waterproofing Project Update (Jun 26, 2006 9:49 PM)

The roof, flashings, and drains project has been APPROVED by the necessary majority of unit owner common interest.

The Board thanks everyone who contributed their input during the process. Based on the feedback we received at the June 22nd building-wide discussion of this project and in numerous face-to-face discussions with our fellow owners, the Board has updated the project plan. Roof, Wall Flashings, and Drains Repair Project (Jun 2, 2006 5:39 PM)

To maintain the long-term integrity of our building, The Board of the Gotham Condominium is proposing to undertake a capital project to repair the building's roof, wall flashings, and drains on the upper floors roofs and setbacks. There will be an informational meeting to discuss this project on Thursday, 6/22 at 7:30 pm in the Function Room on the 3rd floor. 2nd Annual Terrace Party - Tue, 6/20 (Jun 1, 2006 5:35 PM)

ELECTRICITY CURTAILMENT TEST: THURSDAY, DECEMBER 15th (Dec 14, 2005 10:05 AM)

This Thursday, December 15th, the Gotham will conduct an electricity curtailment test in cooperation with the New York State Independent System Operator, which manages the state's electricity supplies. The test will take place from 3:00pm to 4:00pm. During this time, the building will shut off lights, motors, and one of the elevators in the public areas. We will close the laundry rooms as well as our swimming pool and function room. The gym will remain open, although the lights and equipment will be shut off if not in use. Unit Owners - Please Return Proxies ASAP! (Nov 2, 2005 12:31 AM)

To date only 28% of the proxies have been returned. We must have a quorum of more than 50% to hold the Annual Meeting. If you are part of the 72% who has not yet signed and returned a proxy, please do so as soon as possible. The front desk has additional proxy forms if you need them.

At the Annual Meeting you will have the opportunity to cast a new vote via a ballot and override your proxy decision should you choose to do so.

We do not want to postone this meeting at the last minute for lack of a quorum, wasting units owners' valuable time. Please do your part and turn in your proxy!

The Annual Meeting is scheduled for November 17th at 7:30 pm and will be held in the third floor function room. All unit owners are welcome.

It's almost Halloween at The Gotham, which means lots of fun activities!

Jack-0-Lantern Contest Carve your best pumpkin and bring it to the Function Room for our annual Jack-O-Lantern contest. Bring your pumpkin after 6pm on Sunday, October 30th or anytime on Monday.

Halloween Party Monday, October 31st, 5:00pm - 8:30pm in the Function Room. Don't miss this Gotham Gathering to show off your costumes and participate in fun-filled activities. There will be a Haunted House, arts and crafts, a fortune teller, prizes for best costumes, pizza and munchies, and much, much more!!

Trick-or-Treating Monday, October 31st 6:30pm - 8pm. Sign up at the front desk for trick-or-treaters. You will receive a paper pumpkin from the concierge to post on your door so that children know it is OK to knock.

Annual Unit Owners Meeting Scheduled for November (Oct 5, 2005 10:01 AM)

The Annual Unit Owners Meeting is scheduled for Thursday, November 17, 2005 at 7:30pm in the 3rd floor function room. Meeting proxies will be distributed approximately three weeks prior to the meeting date. All unit owners should plan to complete and return their proxies even if they will be attending the meeting such that a quorum can be ensured.

Terrace Party with Special Guest, Gifford Miller! (Jun 9, 2005 12:31 PM)

Special guest, New York City Council Speaker Gifford Miller, will be joining the residents of the Gotham at the celebration at 7:30pm. Don't miss it!

Update on Terrace Playground Rules (May 25, 2005 7:20 PM)

In order to reasonably accommodate additional activities in the terrace play area, the ball-playing policy has been updated. Further, many residents have inquired about bringing pets down to the outside terrace. Please note that PETS ARE NOT ALLOWED on the terrace at any time. Improving Service Levels From Cooper Square (Jan 27, 2005 5:00 PM)

To increase the level of service provided to the unit owners of The Gotham Condominium, Cooper Square will be changing the account management structure for the building.

Effective immediately, Catherine Chahine will serve as a customer service liaison for The Gotham Condominium. Unit owners with concerns relating to the management of The Gotham (e.g., monthly bills, building procedures) should contact Ms. Chahine directly at (212) 634-5409 or via email at catherine.chahine@coopersquare.com. Ms. Chahine has been working on The Gotham for more than a year, allowing her to become familiar with the issues that are specific to the building. Ms. Chahine has also worked closely with members of the Board of Managers on various projects, with a great deal of success.

If Ms. Chahine is not available, unit owners should not hesitate to contact Michael Basile at (212) 634-5408 or via email at michael.basile@coopersquare.com with any issue or question relating to The Gotham. Mr. Basile will continue in his role as the primary Cooper Square account manager for The Gotham.

Electric Meters Billing Schedule (Dec 2, 2004 10:59 AM)

As you are aware we have recently replaced our electric metering system as well as our billing service provider. As we complete this transition, please note the service periods that will appear in your upcoming statements.

December 1st Bill - October 4th thru the actual installation date of your new meter (anywhere from October 26th through November 10th)

January 1st Bill - Installation date of the new meter thru November 30th

This methodology is different from what was described in the Annual Unit Owner's meeting on November 9th. We have simplified our methodology to avoid the need to produce estimated bills for the entire building in December. However, for those units already on estimated billing due to a defective meter, the December bill will be the last using estimates. Your January 1st bill will use actual readings from your new sub-meter.

The individuals listed below were elected to the Board of Managers for the 2004/2005 term at the Annual Unit Owners meeting held on Monday, November 2, 2004. In addition, new officers were elected at the November 18th Board meeting.

    Proxy Forms Needed for Annual Unit Owners Meeting 11/9 (Oct 21, 2004 9:02 AM)

    The Notice for the Annual Gotham Unit Owner's Meeting and proxy forms have been distributed to all unit owners. The meeting is scheduled for Tuesday, November 9, 2004 at 7pm in the 3rd Floor Function Room.

    The Board urgently requests that all unit owners please return their signed proxy forms to the front desk as soon as possible to ensure that we have a quorum for the meeting. This is essential to avoid the overhead and cost of rescheduling the meeting if a quorum cannot be met. Your cooperation is sincerely appreciated. We look forward to seeing all of you at the meeting.


    Construction Update: Third Floor Terrace Complete (Oct 12, 2004 1:42 PM)

    We are pleased to announce that construction work on the 3rd floor terrace has been completed and the entire terrace space is now open for use! Please note that the newly opened area on the 3rd Avenue side is designated as a "quiet zone" intended primarily for use by adult residents and their guests. Active children should use the open area on the Lexington Avenue side in front of the gym. New playground equipment and landscaping for the planters are planned for installation within the next 30 days.

    In addition, balconies and terraces for apartments that overlook the 3rd floor terrace, or face Third Avenue (Loews Theater side), or face Lexington Avenue (Franklin Hotel side) are now open. Balconies and terraces on the 87th Street side are still closed pending completion of the remaining facade work.

    As the construction nears completion, we are in the process of developing a punchlist of open construction issues for the contractor, 4 Star Construction, to address. To ensure a comprehensive punchlist, we are asking that all residents, except those facing 87th Street, to inspect their balcony and terrace areas and report any construction issues, problems, or defects to the Resident Manager, John Scully, either by phone at (212) 423-9373, via email at john.scully@gothamcondo.com, or by leaving a note with the concierge.


    New Electric Meter System Installation (Oct 12, 2004 1:17 PM)

    The Gotham will begin a building-wide project to replace our electric metering system at the end of the month.

    As noted in our unit owner informational meetings the current electric meters are not maintainable or repairable as the manufacturer has gone out of business and a large number of the electric meters in the building have already failed. The new system will provide for reliable and accurate readings as well as the timely distribution of monthly bills.

    In order to install the new meters, electricians will need to enter each resident's apartment. It will take approximately 20-30 minutes to replace each meter and the electricians will be accompanied by Gotham personnel at all times. John Scully's team will call you two days prior to your installation date to notify you that they will be entering your apartment. Additionally, specific appointments can be arranged for those that require them. However, we are asking everyone to be as flexible as possible to expedite this large undertaking.

    Date Set for Annual Unit Owners Meeting (Sep 7, 2004 6:56 PM)

    The Annual Unit Owners Meeting has been scheduled for Tuesday, November 9, 2004. We would like to encourage any unit owner who is interested in running for the Board to declare their interntions at the present time.     Construction Update: Most Balconies & Terraces Reopen! (Sep 4, 2004 10:51 PM)

    We are pleased to announce that residents of apartments in the E, F, and G lines on the west side of the building with projecting balconies and recessed terraces that face the rear third floor common area may now make full use of their balconies. Residents should not place any furniture or other objects having sharp edges or pointed surfaces outside because cuts or tears in the coating will invalidate the manufacturer's warranty and permit water to infiltrate through the concrete.

    All concrete restoration and masonry repairs at the south and west elevations in the areas directly overlooking the rear third floor terrace have been completed. Work at the west elevation over the Franklin Hotel, the south elevation over the Greenpoint Savings Bank, the east elevation over Third Avenue and the north elevation over 87th Street continues and remains on target to be completed by the end of October.     Children's Play Area on 3rd Floor Terrace is Open (Aug 9, 2004 7:39 AM)

    We are pleased to announce that the Children's Play Area on the 3rd floor terrace is officially reopened as of today!!!

    New play equipment and safety matting will be arriving in a few weeks for the children. In the interim they can run around and play in the expanded space. Sprinklers will be set up to keep cool on hot days.

    We want to thank the Parents Committee for their invaluable input in reconfiguring the area and in selecting the new play equipment.

    The play area will resume normal operating hours from 8am to 9pm on weekdays and 8:30am to 9pm on weekends. Children must be accompanied by an adult.     Barring any future delays due to weather, we are on schedule to complete the entire construction project by the end of October and will keep you apprised of our progress.


    New Board Member Appointed (Jul 30, 2004 12:13 PM)

    The Board of Managers is pleased to announce that it has appointed Michael Bruck to assume the vacant board seat formerly occupied by the previous sponsor of the building. Mr. Bruck's appointment was made in accordance to the Condominium by-laws and was initiated after the settlement of the sponsor-related litigation.

    3rd Annual MAGIC Show - Saturday, June 26, 2004 (Jun 16, 2004 9:26 AM)

    On Saturday, June 26th, GNS Entertainmnet will be performing RETRO, a completely new magic show, starring our very own Julio Guzman along with Rebecca Figueroa and the Wonder Twins Brittany and Kaitlyn Pollack. Show times are 6:00, 7:45 and 9:30 pm in the 3rd Floor Function Room. If you haven't signed up already, we're encouraging you to choose the 7:45pm showtime. Just a reminder that flash photography and video recording is not allowed during the performances. Sign up is at the front desk.

    This is always a wonderful event for both kids and adults. We hope to see you there!


    Unit Owner Informational Meeting - June 24, 2004 (May 18, 2004 10:19 AM)

    We have come to the half-way point in the term of the current Residential Board of Managers. There have been many accomplishments and more are planned for the second half of the year. We will be having an informational meeting for all unit owners on Thursday, June 24th at 7:00 pm in the third floor Function Room to update you on our progress and our agenda for the second half of the year.

    As originally planned from last November, Board members Richard Yien and Thomas Burke have switched positions to share the workload. Effective from the beginning of May, Richard is now the President and Tom is the Vice-President.

    The Board expresses its deep appreciation to Tom for his extraordinary service to the residents of the Gotham as Board President.


    Kid's Movie Night - Friday, May 21st in the 3rd Floor Function Room (May 13, 2004 8:35 AM)

    On Friday, May 21st the Gotham's Parents Committee is hosting a movie night for kids. There will be two showings based on children's age; 5:30 for kids under the age of 8 and 7:45 for kids over the age of 9. We will have pizza and other snacks and Kids are encouraged to bring their friends. We will be charging $5 per each child to cover the cost of the food. Any and all proceeds will be used to buy toys and equipment for the playroom and terrace. More details and a sign up sheet are available at the front desk.     Exterior Construction Update (Apr 28, 2004 8:57 AM)

    We are pleased to inform residents that work on the façade and terrace roof project has resumed. The contractor has made new scaffold drops along the south and west facades.     Parents Committee -- Meeting on Monday, April 19th at 6:30pm (Apr 8, 2004 3:34 PM)

    The Board of Managers is creating a subcomittee to plan and coordinate children's activities and programming for the Gotham. We encourage all who are interested in enhancing children's programming and improving the playroom to sign up. The first meeting will be held on April 19th at 6:30 pm in the 3rd Floor Function Room. Lisa Kcorz of the fitness company will be on hand, lending us her expertise in kid's programming. Jeanne Back will serve as the committee's liaison to the Board of Managers.     Exterior Construction Update - Events Hinder Progress in March 2004 (Apr 2, 2004 10:15 AM)

    Construction work on installing the new roof that began on March 8, 2004 revealed additional defects outside of the scope of the original project that has hindered progress over the past month. Although the Board of Managers remains optimistic that the project will be finished on time, recent projections show that the set-back may result in a delay of completion by up to one month.     RCN Cable $50 Equipment Deposit (Feb 20, 2004 1:28 PM)

    Those residents who recently received an RCN cable TV bill with a $50 ONETIME equipment fee should note that this is a deposit for the cable box and not a new fee.     New Health Club Access System and Expanded Hours (Feb 16, 2004 10:16 AM)

    On March 1, 2004, two changes will go into effect at the Gotham Health Club. First, residents will gain access to the gym and pool areas through a biometric (fingerprint) and PIN access system. Second, hours of operation have been expanded to 105 hours a week - the Health Club will now be open until 9:00 pm on both Saturdays and Sundays.

    Health Fair - Monday, February 23rd (Jan 29, 2004 3:45 PM)

    On Monday, February 23rd between 5:30 and 8:30 pm The Fitness Company and Champion Medical Services will be joining forces to provide the residents of The Gotham with a free organized Health Fair. At this event residents can get their cholesterol, blood glucose, and blood pressure tested as well as have joint, lower back, and neck pain evaluated. Also, trainers will provide body fat, muscular, and flexibility testing... not to mention free mini massages too! We encourage you to take advantage of this fantastic value.


    Children's Valentine's Day Party - February 13th (Jan 29, 2004 3:27 PM)

    We're pleased to announce that on February 13th between 4 and 6pm in the Function Room we will be having a Valentine's Day party for the children of The Gotham. Kids can make crafts and cards for their parents, teachers and valentines. We will play games and have a very special Valentine's Day magic show. For those interested, there will be a sign-up sheet for your children at the concierge's desk. We want to thank Lisa Kcorz of The Fitness Company for coordinating and overseeing this event!


    New RCN Digital Service Going Live on January 20 (Jan 12, 2004 5:23 PM)

    RCN will be switching over our cable TV service to a new digital system on Thursday, January 20. YOU MAY EXPERIENCE CABLE TV SERVICE INTERRUPTIONS DURING THE DAY AS THE NEW SERVICE IS CONNECTED. If you use an RCN cable converter, you will need to contact RCN to get an upgraded digital converter; the old ones will not work on the new system.     New Gotham Account Manager at Cooper Square Realty (Dec 4, 2003 8:05 AM)

    Effective immediately, Michael Basile, Vice President, will be our new account executive. Lisa Jensen has resigned her position from Cooper Square and we wish her the best in her future endeavors.

    As you may know, Cooper Square's portfolio consists of over 100 cooperative, condominium and rental properties with a total value exceeding $2 billion in Manhattan. Additionally, Cooper Square has been the recipient of several prestigious management awards from industry organizations and publications. The Board has been pleased with our working relationship with Michael thus far and is looking forward to working with him in the future.     Informational Meeting Scheduled For December 9, 2003 (Nov 26, 2003 9:52 AM)

    The Board of Managers invites Gotham Unit Owners to an informational meeting on December 9, 2003 in the Function Room at 7:00pm. The purpose of this meeting is to communicate our priorities for 2004, report on our current financial status and 2004 budget, provide updates on ongoing issues and projects, and solicit input and answer questions.

    If you cannot attend this meeting, please note that a summary of the minutes will be made available on our website and copies will be available at the front desk. We look forward to seeing you on December 9th. The Board and the entire Gotham staff wish you and your families a very Happy Thanksgiving!


    RCN Cable System Upgrade In Progress (Nov 24, 2003 3:07 PM)

    RCN is in the process of upgrading their cable TV systems for the Gotham. The new cable system will be based on a digital fiber optic feed into the building, replacing the existing microwave system. Residents who use RCN will gain access to a channel lineup that includes an additional 30 channels of regular television, as well as new premium channels, HDTV, and digital music for an additional fee. In addition, RCN will offer their MegaModem broadband Internet access with a choice of 3Mbps or 5Mbps speeds.

    Access to any premium services will require a new cable box that will also provide an interactive onscreen channel guide. RCN will be contacting residents directly regarding replacement of any existing cable boxes when the new service is ready, which is expected to be within the next 60 days. RCN will also have a sales representative stationed in the lobby to explain the new features and pricing for premium services to residents.


    Gotham Board Members Attend CNYC's 23rd Annual Housing Conference (Nov 22, 2003 6:05 PM)

    Members of the Gotham Board attended the 23rd Annual Housing Conference held by the Council of New York Cooperatives & Condominiums on Sunday, November 16, 2003. Board members Tom Burke, Jeanne Back, Justin Wellen, and Richard Yien attended various seminars on topics such as board responsibilities, building safety & security, public spaces, financial reserves, effective meetings, managing construction projects, and unit owner rights & responsibilities.
